Our vision for Rayne

We are bringing forward plans for a landscape-led residential development on land north of The Street in Rayne. The proposals include approximately 160 high-quality new homes, including affordable housing, alongside extensive green open space and improved connections for walking and cycling.

Our approach focuses on creating a well-connected, sustainable community that integrates with the existing village while enhancing the surrounding landscape through the retention of existing vegetation and delivery of significant new tree planting on-site.

The site

Site location

The site is located to the west of Capel Road and to the north of The Street, which connects the village to Braintree and the surrounding area.

It sits alongside the existing settlement edge and includes areas of agricultural land, hedgerows and trees. The proposals have been shaped by the surrounding landscape and existing features, ensuring the development integrates sensitively with the village and its setting.

Emerging masterplan

A carefully planned new neighbourhood

The emerging masterplan shows how the development could take shape, with homes, green spaces and routes arranged to create a well-connected and welcoming neighbourhood.

The layout has been designed to reflect the character of Rayne, with new homes positioned alongside generous areas of open space. Green corridors will run through the site, providing links for walking and cycling while also supporting wildlife and biodiversity.

Key features include a clear access from The Street, a network of pedestrian-friendly routes, and landscaped areas that help create a natural edge to the village. Existing trees and hedgerows will be retained where possible, helping the development blend into its surroundings.

As the proposals evolve, the masterplan will continue to be refined in response to technical work and feedback from the community.

New homes

Providing high-quality new homes that meet local needs

The proposals will deliver approximately 160 high-quality new homes, offering a mix of sizes and types to meet the needs of people in Rayne and the surrounding area. This will include homes for families, first-time buyers and older residents.

The scheme will include affordable homes as well as homes for older people, helping more people to access housing locally. The aim is to support a balanced community and give people the opportunity to stay within the area.

All homes will be carefully designed to reflect the character of Rayne, particularly the homes along The Street, creating a development that feels like a natural extension to the village. Character assessments will be completed in full to ensure the new homes carefully respond to local context, vernacular and materials.

Landscape

A genuinely landscape-led approach to design

Landscape and green space are at the heart of the proposals. The development will include significant areas of public open space, designed for both recreation and nature.

Existing trees, hedgerows and natural features will be retained wherever possible, with new planting introduced to strengthen the landscape and create a greener setting. New green corridors will help connect different parts of the site and provide spaces for walking, relaxing and enjoying nature. 

This approach will help create an attractive and welcoming environment for both new and existing residents whilst providing a biodiversity net gain of at least 10%.

Site access

Safe and well-designed access arrangements

Primary vehicular access to the site is proposed from The Street, which already connects Rayne to Braintree and the surrounding area. The access has been carefully considered to ensure it is safe and suitable for all users.

The design of the development will prioritise pedestrians and cyclists, with clear and convenient routes throughout the site. Connections to existing footpaths will also be retained and enhanced where possible.

Detailed transport assessments will be carried out as part of the planning process to ensure any impacts are properly understood and addressed.

Active travel

Encouraging a sustainable and active lifestyle in Rayne

The proposals aim to make it easier and more attractive for people to walk and cycle. New routes will be created throughout the development, connecting to existing Public Rights of Way and the wider village.

There is also the opportunity to improve links to local facilities, including schools and nearby green spaces such as the Flitch Way Country Park, which provides a traffic-free route for walking and cycling.

By improving these connections, the development will support healthier lifestyles and reduce reliance on the car.

Flood mitigation

Sustainably designed flood mitigation strategy

The proposals include a comprehensive sustainable drainage strategy (SuDS) to manage surface water effectively.

This will involve sustainable drainage systems, such as shallow basins and landscaped features, which slow down and store rainwater. These features will not only help reduce flood risk but will also be designed as part of the landscape, creating attractive spaces for people and wildlife.
